Vistas of Sawyer Ranch (VSR) is a residential community of 180 lots, each one acre or more, sprawled over 280 acres of rolling hills and canyons. Our neighborhood street names are borrowed from the pages of Mark Twain’s classic story, “The Adventures of Tom Sawyer”.  Residents enjoy expansive views with spectacular sunrises and sunsets, greenbelts abundant with native trees and grasses, wet weather creeks, a pond, and many species of wildlife.

The neighborhood shares an Amenity Center that includes a swimming pool, fenced play area, covered pavilion with a fireplace, restrooms, and a barbeque area.

Vistas of Sawyer Ranch is part of the Dripping Springs community – the gateway to the Texas hill country. The community is close to Austin – the Texas state capital city.  VSR residents are a day trip away from many neighboring cities and towns, which provide an endless array of fun activities.  Medical and dental care, Belterra Village (with shopping, a movie theater, and restaurants), wineries, breweries, distilleries, and live music are all close by. 

VSR students attend classes in the award-winning Dripping Springs School District.
